If you decide to go ahead, we sign a service agreement contract detailing how we will work together so we both understand what is expected from each party. A retainer is then payable. At any time before you buy any property you can change your mind.
Assuming that is all in order, I will work on sourcing a property within the agreed parameters. I work with a number of people at any given time so clients at the top of the list will get first offer on a property. The list is in purely chronological order.
This will include viewing properties, talking to agents, monitoring of property websites and talking to off market property sources, deal analysing, refurbishment estimates and pricing negotiation etc.
When I find a property that meets your criteria, I send the details over to you with the deal analytics. This should make it clear what you need to put into the deal and what your return will be. Your money is secured against the property asset and monies are paid from you directly to your solicitor.
